Apartment management · OKC metro

Your apartments don't need staff on site. They need the right team showing up.

Most 20–100 unit complexes in OKC are still run the old way: a full-time maintenance person and office staff tied to one property, paid whether there's work that day or not.

We do it differently. Our local crew moves between campuses as one team, backed by a home office you can reach 24/7 by app or phone. When your property needs someone, we send the right person.

Mission accomplished, and you save big.

Local, licensed Oklahoma brokerage since June 2016 · 225+ units managed across the OKC metro · Lender-approved manager of a Freddie Mac–financed community

The OKCREAL crew
One local team, many campuses

Small complexes, managed a smarter way

Staffing every small property like it's a big apartment community doesn't make sense. Here's the difference.

The old way

On-site staff for every property

  • A full-time maintenance tech and office staff at each complex
  • You pay for their whole week, busy or slow
  • One person is expected to be good at everything
  • When they're sick, on vacation or quit, the property is uncovered
  • A small complex carries big-complex overhead

The OKCREAL way

A shared local team, a 24/7 office and smart dispatch

  • One crew shared across campuses, so no property pays for idle time
  • Skilled workers who do the work every day across many buildings
  • A home office available 24/7 by app or phone for residents and owners
  • Smart local dispatch sends the right person when your property needs one
  • Better outcomes at a better price, because the cost is shared

How it works day to day

Three pieces work together so your residents are looked after and you're not paying for staff you don't need.

01

The 24/7 home office

Residents send requests with photos through the myOKCREAL app, or call or text the office any time. Nothing waits for someone to show up at a leasing desk.

02

Smart local dispatch

The office sorts what's urgent from what can be grouped, figures out what's actually wrong, and dispatches the right member of the crew.

03

A shared roving crew

Our team moves between the campuses we manage. Your property gets skilled people when it needs them, instead of one person on the clock all week.

Live from our system · as of October 31, 2026

Does a shared crew really do better work?

When the same skilled people handle repairs across many buildings every day, they get it right the first time. Here are our numbers, straight from the system we run on.

1,290work orders completed so far in 2026. This number goes up every time the crew closes a job.

1.4%needed a repeat visit: 14 of the 969 work orders we completed in the last 6 months.

93.7%occupancy: 209 of the 223 rental homes we manage are occupied today.

1,602work orders completed since September 2025, when our work-order records start.

Credentials: Lender-approved manager of a Freddie Mac–financed community (approved during a 2026 refinance) · Experienced with OHFA and OCHA housing voucher programs: dozens of voucher households placed and agency inspections passed · Licensed Oklahoma brokerage (OREC #200049) since June 2016

Live figures from OKCREAL's own work-order and rent records, refreshed about every 12 minutes. Occupancy counts the rental homes we manage. Past results don't guarantee future results for any property.

What the team takes care of

Roofs and big projects

Oklahoma weather is hard on roofs. When we take over, the crew walks the roofs and buildings, takes photos, and we tell you plainly what can be repaired, what has a few good years left, and what to budget for now. Then we turn that into a simple multi-year plan.

Everyday maintenance

Problems are diagnosed before anyone quotes, and service calls are billed at flat, prearranged prices, so nobody makes more by recommending a bigger job. You see every work order and invoice in your owner portal at okcreal.money.

Insurance renewals

We can't set your rates. We can help your agent make a better case with organized maintenance records, roof notes, finished safety repairs and storm photos.

We don't give insurance advice. Talk to your licensed insurance agent.

Inspections

We're experienced with OHFA and OCHA housing voucher programs: dozens of voucher households placed and agency inspections passed. If you have voucher or assisted units, the team walks them before inspections and closes out what we find. For every property, we document move-ins, move-outs and periodic checks with photos.

Meet Landon

The broker who built the model

OKCREAL LLC was founded in June 2016, and as its managing broker I built it around a simple idea: small apartment complexes shouldn't have to carry the staffing costs of big ones. A shared local team and a home office that never closes can do the job better, for less.

Ten years in, that model looks after 225+ units across Oklahoma City, Norman and the towns around them. If you'd like to hear how I think about Oklahoma real estate, I host the Oklahoma Real Estate Show podcast: Listen on Spotify · Watch on YouTube.

Switching in 2027 is simpler than you'd think

Most switches take 30 to 90 days, mostly depending on your current contract's notice period. Here's how it goes:

  1. We talk and walk the property. Call or text our office, or fill out the form, and we'll come see it with you.
  2. You get a written 2027 Transition Plan. How our shared team would cover your property, what to fix first, a fee proposal and a start date.
  3. You give notice. Timed to your current agreement, so you don't pay twice or leave a gap.
  4. We handle the handoff. Leases, ledgers, deposits, keys, vendors and open work orders, all reconciled.
  5. Day one. Residents get the myOKCREAL app, your owner portal goes live, and our crew takes over maintenance.

Buying or refinancing?

Financing with Fannie Mae, Freddie Mac or HUD? Your lender will vet your manager

If you're buying or refinancing a small complex with an agency multifamily loan, your lender will look closely at who manages the property. We've been through that review: OKCREAL was approved by the lender as manager of a Freddie Mac–financed apartment community during a 2026 small-balance refinance. And we're local to the OKC metro.

Who needs professional management

On Fannie Mae Small Mortgage Loans, professional property management (or a qualified on-site manager) is required when no borrower principal lives within 200 miles of the property, or, for 10 or more units, when a local borrower has less than 2 years of experience with a property of similar size or larger. Fannie Mae doesn't require it on every loan, so ask your lender how it applies to you.

What the lender checks

The lender must confirm the management team manages other properties in the same area and has the staffing and expertise for administration, leasing, marketing and maintenance.

Freddie Mac and HUD/FHA loans

Freddie Mac lenders review the manager's experience and approve the manager as part of the loan. HUD/FHA-insured properties have their own management-agent review through HUD. Every program is different, so tell us which loan you have and we'll work through your lender's checklist with you.

The management agreement

If you're not the manager, the lender needs a written management agreement it can cancel without penalty if the loan defaults, or Fannie Mae's Assignment of Management Agreement signed by you and the manager. We'll work with your lender on the paperwork it asks for.

A plain-English summary, not lending advice. Your lender decides what your loan requires. Fannie Mae rules above: Fannie Mae Multifamily Selling and Servicing Guide, Part II, Section 114 and Part III, Section 906.

Where we work

Our crew covers Oklahoma City and every city and town within about 25 miles of downtown. Linked towns have their own page with local notes. Close by but not on the list? Call or text our office and we'll tell you straight whether we can cover it well.

Questions owners ask us

Do you manage apartment complexes with 20 to 100 units?

Yes. That is exactly who our shared-team model is built for. We manage 225+ units today across Oklahoma City, Norman and the towns within about 25 miles of downtown OKC.

If nobody is on site full time, who handles maintenance?

Our local crew moves between the campuses we manage as one shared team. Residents reach our home office any time by app or phone, and we dispatch the right person from the crew when a property needs them.

Why is a shared team better than an on-site maintenance tech?

A small complex rarely has enough work to keep a full-time person busy, but it still pays for one. Sharing a crew across properties means you are not paying for idle time, and the work goes to skilled people who do it every day across many buildings.

How do residents reach you?

Through the myOKCREAL resident app or by calling or texting our office, which is available 24/7.

How long does it take to switch to OKCREAL?

Most switches take 30 to 90 days, mostly depending on the notice period in your current management agreement. Your free 2027 Transition Plan lays out the dates for your property.

Can I switch before my current contract ends?

It depends on your agreement. Many allow termination with written notice; some carry a fee. We will help you time it, but please have your attorney review the contract.

How do I know a shared crew does good work?

We track every work order and every repeat visit in our own system, and this page shows our live numbers: work orders completed this year and the share of jobs in the last 6 months that needed a repeat visit. When the same skilled people handle repairs across many buildings every day, they get it right the first time.

Do you work with voucher, OHFA or OCHA properties?

Yes. We are experienced with OHFA and OCHA housing voucher programs: dozens of voucher households placed and agency inspections passed. We walk units ahead of inspections where those programs apply.

What do you charge?

Full-service management starts at 8% of collected rent, and the per-unit minimum is waived at 10 or more units. Your free Transition Plan includes a written fee proposal for your complex.

Will my Fannie Mae lender require a property manager?

It depends on you and the property. Fannie Mae does not require professional management on every multifamily loan. On its Small Mortgage Loans, professional property management (or a qualified on-site manager) is required when no borrower principal lives within 200 miles of the property, or, for 10 or more units, when a local borrower has less than 2 years of experience with a property of similar size or larger. On any Fannie Mae multifamily loan, the lender must confirm the management team manages other properties in the area and has the staffing and expertise to run the property. OKCREAL is a lender-approved manager of a Freddie Mac–financed apartment community (approved by the lender during a 2026 refinance), and we can work with your lender on what it needs.
