Voucher apartments · OKC metro
Voucher apartments, managed by people who’ve passed the inspections.
Renting to Housing Choice Voucher (Section 8) households can mean steady, reliable rent. It also means inspections, agency paperwork and deadlines that a small complex owner shouldn’t have to chase alone.
We’ve done it many times. Experienced with OHFA and OCHA housing voucher programs: dozens of voucher households placed and agency inspections passed. Our shared crew and 24/7 home office keep voucher units inspection-ready all year, not just the week before.
Mission accomplished, and you save big.

One local team, many campuses
Who runs vouchers around Oklahoma City
Which agency you deal with depends on where your property is.
Inside Oklahoma City limits
The Oklahoma City Housing Authority (OCHA) runs its Housing Choice Voucher program within Oklahoma City city limits.
Everywhere else in Oklahoma
The Oklahoma Housing Finance Agency (OHFA) runs a statewide Housing Choice Voucher program covering all 77 counties, so a complex in Edmond, Moore, Midwest City, Yukon or another suburb usually works with OHFA.
Each agency has its own routine
Inspection scheduling, paperwork and rent-change requests work a little differently at each agency. We know both, so your residents’ move-ins and renewals don’t stall.

February 1, 2027: voucher inspections move to NSPIRE
HUD is replacing the old Housing Quality Standards (HQS) with a new inspection standard called NSPIRE. For the voucher programs, HUD extended the compliance date to February 1, 2027. Until then, housing authorities may keep using HQS, and HUD encourages them to switch sooner.
If you own voucher units, 2027 is a good year to have a manager who walks every unit against the new standard before the agency does. That’s part of every free 2027 Transition Plan we write for a voucher property.
Source: HUD Notice PIH 2026-18 (issued July 15, 2026) and the Federal Register notice extending the NSPIRE compliance date.
How we run voucher units
- Pre-inspection walks by our crew before every agency inspection, with a fix list done ahead of the date.
- Agency paperwork handled: lease-ups, contract paperwork, annual re-inspections and rent-change requests through each agency’s process.
- One screening standard in writing for every applicant, voucher or not.
- Dated photo records of every unit at move-in, inspection and move-out.
- Resident requests 24/7 through the myOKCREAL app or by calling or texting our office, with smart local dispatch.
Why a shared crew works for voucher properties
Inspection weeks need several skilled hands at once; the rest of the year needs steady upkeep. A shared crew does both without you paying full-time staff.
The old way
On-site staff for every property
- A full-time maintenance tech and office staff at each complex
- You pay for their whole week, busy or slow
- One person is expected to be good at everything
- When they're sick, on vacation or quit, the property is uncovered
- A small complex carries big-complex overhead
The OKCREAL way
A shared local team, a 24/7 office and smart dispatch
- One crew shared across campuses, so no property pays for idle time
- Skilled workers who do the work every day across many buildings
- A home office available 24/7 by app or phone for residents and owners
- Smart local dispatch sends the right person when your property needs one
- Better outcomes at a better price, because the cost is shared

Voucher property owners ask
Do you manage OKC apartments that accept Section 8 vouchers?
Yes. OKCREAL is experienced with OHFA and OCHA housing voucher programs: dozens of voucher households placed and agency inspections passed. We manage voucher and market-rate units side by side across the OKC metro.
Which housing authority handles vouchers at my property?
The Oklahoma City Housing Authority (OCHA) runs its voucher program inside Oklahoma City city limits. The Oklahoma Housing Finance Agency (OHFA) runs a statewide Housing Choice Voucher program, so suburban properties usually work with OHFA. Some residents may transfer a voucher from another agency.
What changes for voucher inspections in 2027?
Under HUD Notice PIH 2026-18, housing authorities may keep using the older Housing Quality Standards (HQS) until February 1, 2027, the compliance date for the new NSPIRE inspection standards in the voucher programs. Expect inspections to follow NSPIRE after that date. We walk units against the new standards ahead of time.
What experience do you have with voucher properties?
Hands-on experience, and that is exactly what we claim: OKCREAL is experienced with OHFA and OCHA housing voucher programs, with dozens of voucher households placed and agency inspections passed. We do not claim any HUD credential.
Who handles the housing authority paperwork?
We do: lease-ups, the agency contract paperwork, annual re-inspections, rent-change requests through the agency’s process, and resident recertification reminders, with everything visible in your owner portal.
Is there someone on site at my voucher property?
Not full time. Our shared local crew moves between the campuses we manage, and our 24/7 home office dispatches the right person when your property needs one, including before an inspection.
