Your free 2027 Transition Plan

Thinking about a new manager for 2027? Before you sign anything, get a written plan for your complex: what we'd fix first, how our shared crew and 24/7 office would cover it, how the handoff works, what it costs and when we'd start.

It's free, and there's no obligation.

Local, licensed Oklahoma brokerage since June 2016 · 225+ units managed · Lender-approved manager of a Freddie Mac–financed community

How switching to OKCREAL works

Seven steps, mapped to your dates. Timing below is typical; your plan sets the real calendar for your property.

  1. Free assessment (week 0). Tell us about your complex. We review your current setup and walk the property with you.
  2. Your written 2027 Transition Plan (about a week later). Roofs, capital priorities, crew and office coverage, insurance documentation, inspection readiness, fee proposal and target start date, in writing.
  3. Notice to your current manager (typically 30–90 days before start). We help you time your notice to the terms of your current agreement.
  4. Records and funds handoff. Leases, security deposits, ledgers, vendor contracts, keys and open work orders are transferred and reconciled.
  5. Resident introduction. Every resident gets a welcome letter with new payment and maintenance instructions, and onboards to the myOKCREAL app.
  6. Day one under OKCREAL. The crew walks the property, your owner portal goes live at okcreal.money, and requests start flowing to our 24/7 office.
  7. First 90 days. Monthly statements, capital-plan updates and a 90-day review with the managing broker.

Notice terms are set by your current management agreement. This is not legal advice. Please review your contract with your attorney.

What we'll ask you for

You don't need all of this to start. It's the list we'll work through together, and most of it comes from your current manager.

Property & contracts

Your current management agreement, vendor and service contracts, utility accounts, insurance declarations page and any warranties (roof, HVAC, appliances).

Residents & money

Your current list of units, residents and rents, leases and addenda, the security-deposit ledger, the delinquency report, and owner and trust-account statements for the last few months.

Building history

Open work orders, recent capital work, prior inspection reports, open insurance claims and any code or housing-authority notices.

Your first 90 days with OKCREAL

DAYS 1–30

Stabilize

The crew walks the property, residents move to the myOKCREAL app, open work orders are triaged with life-safety items first, and your owner portal goes live at okcreal.money.

DAYS 31–60

Fix the leaks

The deferred-maintenance list is priced and scheduled for the crew, vacant units are turned, delinquency is worked, and vendor contracts are reviewed.

DAYS 61–90

Plan ahead

Your capital plan is updated with real condition data, insurance documentation is organized for renewal, and you get a 90-day review with the managing broker.

What changes for your property

No more paying full-time staff to sit on site. Here's how coverage works once you switch.

01

The 24/7 home office

Residents send requests with photos through the myOKCREAL app, or call or text the office any time. Nothing waits for someone to show up at a leasing desk.

02

Smart local dispatch

The office sorts what's urgent from what can be grouped, figures out what's actually wrong, and dispatches the right member of the crew.

03

A shared roving crew

Our team moves between the campuses we manage. Your property gets skilled people when it needs them, instead of one person on the clock all week.

Live from our system · as of October 31, 2026

Does a shared crew really do better work?

When the same skilled people handle repairs across many buildings every day, they get it right the first time. Here are our numbers, straight from the system we run on.

1,290work orders completed so far in 2026. This number goes up every time the crew closes a job.

1.4%needed a repeat visit: 14 of the 969 work orders we completed in the last 6 months.

93.7%occupancy: 209 of the 223 rental homes we manage are occupied today.

1,602work orders completed since September 2025, when our work-order records start.

Credentials: Lender-approved manager of a Freddie Mac–financed community (approved during a 2026 refinance) · Experienced with OHFA and OCHA housing voucher programs: dozens of voucher households placed and agency inspections passed · Licensed Oklahoma brokerage (OREC #200049) since June 2016

Live figures from OKCREAL's own work-order and rent records, refreshed about every 12 minutes. Occupancy counts the rental homes we manage. Past results don't guarantee future results for any property.

Why owners plan the switch early

The hardest part of changing managers usually isn't the new manager. It's the calendar. Management agreements often require 30 to 90 days' written notice, and some renew automatically if you miss the window. Budgets get set in the fall. Lease renewals stack up in spring and summer.

Starting a plan now lets you send notice on the right day, avoid paying two managers for the same month, and start 2027 with clean books. Want the details first? Read how to switch property management companies, or see how we manage apartments in Oklahoma City.

Buying or refinancing?

Financing with Fannie Mae, Freddie Mac or HUD? Your lender will vet your manager

If you're buying or refinancing a small complex with an agency multifamily loan, your lender will look closely at who manages the property. We've been through that review: OKCREAL was approved by the lender as manager of a Freddie Mac–financed apartment community during a 2026 small-balance refinance. And we're local to the OKC metro.

Who needs professional management

On Fannie Mae Small Mortgage Loans, professional property management (or a qualified on-site manager) is required when no borrower principal lives within 200 miles of the property, or, for 10 or more units, when a local borrower has less than 2 years of experience with a property of similar size or larger. Fannie Mae doesn't require it on every loan, so ask your lender how it applies to you.

What the lender checks

The lender must confirm the management team manages other properties in the same area and has the staffing and expertise for administration, leasing, marketing and maintenance.

Freddie Mac and HUD/FHA loans

Freddie Mac lenders review the manager's experience and approve the manager as part of the loan. HUD/FHA-insured properties have their own management-agent review through HUD. Every program is different, so tell us which loan you have and we'll work through your lender's checklist with you.

The management agreement

If you're not the manager, the lender needs a written management agreement it can cancel without penalty if the loan defaults, or Fannie Mae's Assignment of Management Agreement signed by you and the manager. We'll work with your lender on the paperwork it asks for.

A plain-English summary, not lending advice. Your lender decides what your loan requires. Fannie Mae rules above: Fannie Mae Multifamily Selling and Servicing Guide, Part II, Section 114 and Part III, Section 906.

Questions owners ask us

What is the 2027 Transition Plan?

A free, written plan for moving your apartment complex to OKCREAL management in 2027. It covers property condition, roof and capital priorities, how our shared crew and 24/7 office would cover your property, insurance documentation, inspection readiness, a fee proposal and a step-by-step handoff timeline with a target start date.

Is there any cost or obligation?

No. The plan is free, and you are under no obligation to sign a management agreement with us.

How long does a takeover usually take?

Most transitions take 30 to 90 days from the decision to switch, and the biggest factor is the notice period in your current management agreement.

What happens to my on-site staff?

Our model replaces full-time staff sitting on site with a shared local crew and a 24/7 home office. Your plan looks at your current staffing and lays out how coverage would work for your property from day one.

Will my residents be disrupted?

We plan for as little disruption as possible. Residents get a written welcome with new payment and maintenance instructions, and their leases stay in force when management changes.

What happens to security deposits and the trust account?

Deposits and the supporting ledger should transfer from your current manager and be reconciled before day one. We build that reconciliation into the plan and flag anything that doesn’t tie out.

Why plan now for 2027?

Notice periods, budget cycles and lease renewals all run on a calendar. Starting the plan a few months early lets you time your notice, avoid paying two managers and start the year with a clean set of books.

Will my Fannie Mae lender require a property manager?

It depends on you and the property. Fannie Mae does not require professional management on every multifamily loan. On its Small Mortgage Loans, professional property management (or a qualified on-site manager) is required when no borrower principal lives within 200 miles of the property, or, for 10 or more units, when a local borrower has less than 2 years of experience with a property of similar size or larger. On any Fannie Mae multifamily loan, the lender must confirm the management team manages other properties in the area and has the staffing and expertise to run the property. OKCREAL is a lender-approved manager of a Freddie Mac–financed apartment community (approved by the lender during a 2026 refinance), and we can work with your lender on what it needs.
