Agency loan on your complex? Your lender will look hard at your manager.
Freddie Mac, Fannie Mae and HUD/FHA loans come with lender oversight: a management review at closing, reporting through the life of the loan and inspections along the way. That’s a lot to carry on your own, and it’s one reason owners with agency debt tend to keep a manager they trust.
We’ve been through that review. OKCREAL was approved by the lender as manager of a Freddie Mac–financed apartment community during a 2026 small-balance refinance. We’re local, and we run every property with a shared crew and a 24/7 home office.
Mission accomplished, and you save big.

Buying or refinancing?
Financing with Fannie Mae, Freddie Mac or HUD? Your lender will vet your manager
If you're buying or refinancing a small complex with an agency multifamily loan, your lender will look closely at who manages the property. We've been through that review: OKCREAL was approved by the lender as manager of a Freddie Mac–financed apartment community during a 2026 small-balance refinance. And we're local to the OKC metro.
Who needs professional management
On Fannie Mae Small Mortgage Loans, professional property management (or a qualified on-site manager) is required when no borrower principal lives within 200 miles of the property, or, for 10 or more units, when a local borrower has less than 2 years of experience with a property of similar size or larger. Fannie Mae doesn't require it on every loan, so ask your lender how it applies to you.
What the lender checks
The lender must confirm the management team manages other properties in the same area and has the staffing and expertise for administration, leasing, marketing and maintenance.
Freddie Mac and HUD/FHA loans
Freddie Mac lenders review the manager's experience and approve the manager as part of the loan. HUD/FHA-insured properties have their own management-agent review through HUD. Every program is different, so tell us which loan you have and we'll work through your lender's checklist with you.
The management agreement
If you're not the manager, the lender needs a written management agreement it can cancel without penalty if the loan defaults, or Fannie Mae's Assignment of Management Agreement signed by you and the manager. We'll work with your lender on the paperwork it asks for.
A plain-English summary, not lending advice. Your lender decides what your loan requires. Fannie Mae rules above: Fannie Mae Multifamily Selling and Servicing Guide, Part II, Section 114 and Part III, Section 906.
What we bring to your loan
- A manager package for your lender: management agreement, our experience and local portfolio, the staffing and maintenance plan, and sample reporting.
- Clean monthly reporting from the same system that runs the property, with every rent payment, invoice and work order in your owner portal at okcreal.money.
- Inspection-ready upkeep: a documented baseline at onboarding, a multi-year capital plan and dated photo records.
- A planned handoff timed with your lender if you’re changing managers mid-loan.
A staffing plan lenders can follow
Lenders want to know who maintains the property. Ours is simple to explain: a shared local crew, a 24/7 home office and smart local dispatch, instead of one person on site who may or may not be there next year.
The old way
On-site staff for every property
- A full-time maintenance tech and office staff at each complex
- You pay for their whole week, busy or slow
- One person is expected to be good at everything
- When they're sick, on vacation or quit, the property is uncovered
- A small complex carries big-complex overhead
The OKCREAL way
A shared local team, a 24/7 office and smart dispatch
- One crew shared across campuses, so no property pays for idle time
- Skilled workers who do the work every day across many buildings
- A home office available 24/7 by app or phone for residents and owners
- Smart local dispatch sends the right person when your property needs one
- Better outcomes at a better price, because the cost is shared

Owners with agency loans ask
Will my Fannie Mae lender require a property manager?
It depends on you and the property. Fannie Mae does not require professional management on every multifamily loan. On its Small Mortgage Loans, professional property management (or a qualified on-site manager) is required when no borrower principal lives within 200 miles of the property, or, for 10 or more units, when a local borrower has less than 2 years of experience with a property of similar size or larger. On any Fannie Mae multifamily loan, the lender must confirm the management team manages other properties in the area and has the staffing and expertise to run the property. OKCREAL is a lender-approved manager of a Freddie Mac–financed apartment community (approved by the lender during a 2026 refinance), and we can work with your lender on what it needs.
Has OKCREAL been through a Freddie Mac lender review?
Yes. OKCREAL was approved by the lender as manager of a Freddie Mac–financed apartment community during a 2026 small-balance refinance, and the loan closed.
What about HUD/FHA-insured properties?
HUD/FHA-insured properties go through HUD’s own management-agent review, and we don’t claim a HUD credential today. If your property has a HUD-insured loan, tell us and we’ll walk through what that review asks for.
What will my lender want from a property manager?
Lenders commonly ask for the management agreement, the manager’s experience and local portfolio, how the property will be staffed and maintained, and how financials will be reported. We prepare that package with you.
Can you take over management in the middle of my loan?
Usually, but agency loan documents often require the lender’s consent to change managers. We plan the timing with you and your lender so the switch doesn’t put the loan at risk.
Is there someone on site at my complex?
Not full time. Our shared local crew moves between the campuses we manage, and our 24/7 home office dispatches the right person when your property needs one. We explain that staffing plan to your lender in writing.
