Apartment management · Del City, Oklahoma
Del City apartments, kept up by a crew that knows older buildings.
Del City started in 1946 when builder George Epperly put up 50 houses at SE 29th and Sunny Lane. It incorporated in 1948, was named for his daughter Delaphene, and today sits between Oklahoma City, Midwest City and Tinker Air Force Base.
It's one of the oldest housing stocks in the metro, and a lot of it rents. Small complexes here do best with skilled people who show up when there's work and an office residents can reach any time.
Mission accomplished, and you save big.

Del City at a glance, for apartment owners
Del City is close in, heavily rented and older: the median home was built in the mid-1960s.
Housing figures: U.S. Census Bureau, American Community Survey 2020–2024 5-year estimates for Del City city (tables B25003, B25064, B25024, B25035), via Census Reporter. Estimates have margins of error. For comparison, Oklahoma City is 41% renter-occupied, with a $1,130 median gross rent and a 1982 median year built.
What's different about owning apartments in Del City
"The Crossroads of America"
I-40 cuts through Del City and its northwest corner sits by the I-35/I-40 junction. Residents can reach downtown, Tinker and Midwest City quickly, which keeps rental demand steady.
Built in the late 1940s through the 60s
Older buildings need attention on plumbing, sewer lines, electrical and roofs. Catching small problems early is cheaper than emergency calls, and it's what our crew does every day.
Next door to Tinker
Tinker Air Force Base lies just east of Del City across Sooner Road, so military and civilian base employees are part of the renter pool. Leases should plan for early termination under the Servicemembers Civil Relief Act.
Why a shared crew fits Del City
A Del City complex needs steady upkeep, not a person sitting in an office waiting for calls. A shared crew handles the steady upkeep and still gets there fast when something breaks.
The old way
On-site staff for every property
- A full-time maintenance tech and office staff at each complex
- You pay for their whole week, busy or slow
- One person is expected to be good at everything
- When they're sick, on vacation or quit, the property is uncovered
- A small complex carries big-complex overhead
The OKCREAL way
A shared local team, a 24/7 office and smart dispatch
- One crew shared across campuses, so no property pays for idle time
- Skilled workers who do the work every day across many buildings
- A home office available 24/7 by app or phone for residents and owners
- Smart local dispatch sends the right person when your property needs one
- Better outcomes at a better price, because the cost is shared
How we'd run your Del City complex
- Plumbing and sewer-line checks on older buildings at onboarding, with a plan for what to replace before it fails.
- A multi-year capital plan so roofs, HVAC and panels are budgeted, not surprises.
- Military-aware leasing that plans for PCS moves.
- Resident requests 24/7 through the myOKCREAL app or by calling or texting our office, with smart local dispatch to Del City.
