Apartment property management fees in OKC: what you should actually pay
Management quotes are easy to make look cheap and hard to compare. Here's how the fee models work, the add-on fees to ask about, what OKCREAL charges, and why the biggest cost for a small complex often isn't the fee at all. It's paying full-time staff to sit on site.

The two common fee models
Percentage of collected rent
The manager earns a percentage of the rent actually collected each month. If a unit is vacant or a resident doesn't pay, the manager earns less too, so incentives line up with yours.
Flat fee per unit ("per door")
A fixed monthly amount for every unit, occupied or not. Predictable, but the manager is paid the same in a bad month as a good one. Check whether vacant units are billed.
Whatever the model, the base fee is only part of the cost. The real number is the base fee plus every add-on, applied to your actual rents and turnover.
Add-on fees to ask about
| Fee | What to ask |
|---|---|
| Leasing / placement | Flat or a percentage of the first month? Charged on every new lease, including turnover? |
| Lease renewal | Is there a fee each time a resident renews? |
| Maintenance markup | Does the manager add a percentage on top of vendor invoices? Are in-house technicians billed at a set rate? |
| Inspections | Are move-in, move-out or periodic inspections billed separately? |
| Onboarding / setup | Is there a one-time fee to take over your property? |
| Technology / portal | Are you charged for owner or resident software? |
| Eviction handling | Is there a coordination fee on top of court and attorney costs? |
| Termination | What does it cost to leave, and is there a leasing-fee "tail" after you go? |
A simple way to compare quotes
Put each quote into the same worksheet using your own numbers:
- Monthly base fee = your monthly collected rent × the percentage (or units × the per-door fee).
- Annual leasing cost = expected new leases per year × the leasing fee.
- Annual renewal cost = expected renewals per year × the renewal fee.
- Maintenance markup = last year's repair spend × any markup percentage.
- One-time and exit costs = onboarding fee + termination fee.
Illustration only: a 48-unit complex collecting an average of $850 per unit pays a base fee of 48 × $850 × 8% = $3,264 per month at 8%. Run the same math on every quote, then add the line items above. The lowest headline percentage isn't always the lowest total.

What the fee should buy you
Price only matters next to what you get. For a 20–100 unit complex, that should include a capital plan for roofs and systems, insurance-ready maintenance records, inspection prep, live owner reporting and a way for residents to reach someone any time. See how OKCREAL manages apartments in Oklahoma City and why mid-size complexes need a different approach.
The cost most quotes leave out
Many small complexes pay full-time salaries for on-site staff on top of the management fee. Our model shares one skilled crew across campuses instead. Mission accomplished, and you save big.
The old way
On-site staff for every property
- A full-time maintenance tech and office staff at each complex
- You pay for their whole week, busy or slow
- One person is expected to be good at everything
- When they're sick, on vacation or quit, the property is uncovered
- A small complex carries big-complex overhead
The OKCREAL way
A shared local team, a 24/7 office and smart dispatch
- One crew shared across campuses, so no property pays for idle time
- Skilled workers who do the work every day across many buildings
- A home office available 24/7 by app or phone for residents and owners
- Smart local dispatch sends the right person when your property needs one
- Better outcomes at a better price, because the cost is shared

Management fee questions
How much does apartment property management cost in Oklahoma City?
Most managers charge either a percentage of collected rent or a flat fee per unit, plus separate fees for leasing, renewals and other services. OKCREAL’s full-service management starts at 8% of collected rent, with the per-unit minimum waived at 10 or more units.
Is a percentage fee or a per-door fee better?
Neither is automatically better. A percentage of collected rent ties the manager’s pay to what you actually collect; a flat per-door fee is predictable but pays the same whether units are occupied or not. Compare the total cost using your actual rents and unit count.
What hidden fees should I look for?
Leasing or placement fees, renewal fees, maintenance markups, inspection fees, onboarding or setup fees, technology or portal fees, and termination fees. Ask for every fee in writing.
Does OKCREAL charge an onboarding or termination fee?
No. OKCREAL charges no onboarding fee, no setup fee, no portfolio transfer fee and no termination penalty, and there is no charge for the owner portal.
