I started OKCREAL in 2015 and built it from the ground up on one idea — treat people the way I would want to be treated. Today the company looks after 691 residents across 251 homes, and I am still the person who answers the phone.

Before property management I sold and listed homes across the OKC metro for close to a decade, including for families who were stationed overseas and could not be here for any of it. That is where most of this came from: if somebody can trust you with a house they cannot stand in, the system underneath has to be honest.

What We Manage

If the Property Is Safe, We Want It.

That is close to the whole rule. Not a price floor, not a zip code, not a class. We manage outdated starter homes and one-bedrooms barely bigger than the bed, and we manage houses you could park a fighter jet in. Class A through D. Scattered doors or a whole campus.

Our only real filter: is it safe for somebody to live in?

Starter homes, older stock, one-bedrooms barely bigger than the bed. The housing most managers quietly decline because it is more work per door. It is the majority of our book, and the reason our crew is in-house.

ORBIT
$900 – $1,794/mo

The working middle. Single-family, duplexes and small multifamily where a family settles in for years. Established, in motion, held — which is exactly what the mark means.

NOVA
$1,795/mo and up

Premium single-family and larger properties. Same system with a different finish — premium listing placement, and in 2027 a rover a prospect can drive through the house from their phone.

Same crew, same portal, same flat-rate discipline underneath all three.

We believe in moving people up, and everybody starts somewhere — residents and owners both. The person renting a $695 one-bedroom this year is looking at a three-bedroom in four. The owner with one inherited rental becomes the owner with five. We would rather be there for the whole climb than only for the top of it.

Start the Year on Clean Books.

Most owners who change managers do it at the turn of the year, and for a good reason — one manager per tax year means one set of statements, one 1099 trail, and no half-year seam for your CPA to reconcile. If you have been thinking about a move, January is the clean line. We have made getting there deliberately boring.

No onboarding charge, no per-door setup, no charge to pull your files, leases, deposits and ledgers across. One door or fifty. We do the migration work — you approve it.

Days to walk away

Thirty days written notice ends the agreement. No termination penalty, no buy-out of remaining term, no argument. If we are not earning the fee, you should not have to negotiate your way out.

Management starts at 8%. Flat service calls covering the first two hours on site. The number you are quoted is the number on the agreement.

Small print, stated up front: monthly management is 8% or $79 per unit, whichever is greater. On a $1,000 rental 8% is $80, so the $79 only comes into play on lower-rent units — and it is waived entirely once we manage 10 or more for you.

If another manager quotes you a lower percentage, ask what their placement, renewal, setup, technology, inspection and reserve fees are. Then compare the two numbers that actually leave your account.

You do not have to wait for January — owners come aboard every month of the year, and mid-year transfers are routine. But if your reason for staying put is that switching sounds like a project, that is the part we removed. Bring an address and Landon will walk you through what the first ninety days actually look like on your specific property.

Transfer and cancellation terms are stated in the OKCREAL management agreement and apply to standard residential management engagements. Your existing manager's own notice period and any terms in your current contract are between you and them — we will tell you plainly what those usually look like before you sign anything with us.

Campus routing puts a tech on your property on a predictable cadence rather than a special trip, which is most of why that number looks the way it does.

Unit turns run through our own crew at our own pricing, quoted against the same Xactimate-based estimates the insurance and restoration trade works from. Our completed totals consistently land about 40% below the high end of that range.

Or don’t use us at all

Want to do the renovation yourself? That works too.

Some owners want to swing the hammer, and some already have a contractor they trust. Do the remodel or the make-ready your own way, on your own timeline, with your own people. When you’re finished, hand it back and we’ll get it rented.

Nothing about managing your property requires buying our maintenance. Use us for leasing, screening, rent and the portal and handle your own turns — that is a real option here, not a grudging one.

Why our numbers hold

Late Rent Is Usually a Design Problem.

Most managers treat reliability as a fixed trait — screen harder, collect more deposits, expect late payers to stay late. The research says otherwise: the same resident pays on time or doesn't depending on the load they're carrying, and a meaningful part of that load is the operator's design choices. Due dates that fight the pay cycle. Reminders that tell without doing. Autopay pitched mid-crisis instead of at signing.

So we removed the load we control. Delinquency texts deep-link straight to the resident's balance instead of a login screen. Every property is self check-in — no office trip, no key handoff. Maintenance is structurally separated from collections, so a delinquent resident's broken A/C still gets fixed. Late fees feel like revenue; they are often a tax on a system that created the miss — and every manufactured delinquency carries a second bill in turnover, make-ready and days vacant. Turnover is expensive. Stability is the return.
